Not every dirty surface should be blasted with high-pressure water. In fact, on a lot of Key West homes, high pressure is exactly what you don’t want — it can strip paint, gouge soft old wood, crack tile, and force water where it doesn’t belong. Yet “pressure washing” gets used as a catch-all term for every kind of exterior cleaning, which leads homeowners to hire the wrong method for the surface they have.
Here’s the difference between soft washing and pressure washing, which one each part of your Key West property actually needs, and why getting it wrong can cost you a repaint or a repair.
Pressure washing uses a high-pressure stream of water — often 1,500 to 3,000+ PSI — to physically blast dirt, grime, and buildup off hard surfaces. The force of the water does the work. It’s fast and extremely effective on durable materials that can take the pressure without damage.
Pressure washing is the right method for:
On these surfaces, high pressure removes embedded algae, tire marks, salt film, and years of grime that a gentler method would leave behind.
Soft washing uses low pressure — roughly the force of a garden hose — combined with specialized, biodegradable cleaning solutions. Instead of blasting contaminants off, the solution kills the mold, mildew, algae, and bacteria at the root, then gets rinsed away gently.
Because it relies on chemistry rather than force, soft washing cleans delicate surfaces safely and — importantly in the Keys — it kills biological growth rather than just knocking it off the surface. That means the surface stays clean noticeably longer before the algae comes back.
Soft washing is the right method for:
Key West’s building stock and climate make the soft-wash-vs-pressure-wash decision higher-stakes here than almost anywhere else.
The historic homes. Old Town Key West is full of 100-plus-year-old wood-frame homes, many in historic districts with strict standards. High-pressure water on aged wood siding and trim strips paint, splinters the wood grain, and drives moisture into a structure that needs to stay dry. These homes almost always need soft washing.
The salt and humidity. As we’ve covered elsewhere on this site, the Keys grow mold and algae year-round. Soft washing’s cleaning solutions kill that growth at the root — so on the biological-heavy surfaces that dominate here (north-facing walls, shaded areas, roofs), soft washing simply lasts longer than blasting it off with pressure.
The mixed surfaces. A typical Keys property has a concrete driveway (pressure wash), a painted or wood-sided house (soft wash), a shingle or metal roof (soft wash only), and a paver pool deck (pressure wash + re-sand). One property often needs both methods — which is exactly why the assessment matters.
Using high pressure where you should have used soft washing is one of the most common — and most expensive — mistakes homeowners and inexperienced cleaners make:
None of these show up as a discount — they show up as a repair bill weeks later.
A qualified exterior cleaning company doesn’t show up and start spraying. Before any work, the surfaces get assessed — material, age, condition, and how much biological growth is present — and the method is matched to each one. On most Keys properties that means soft washing the house, roof, and painted surfaces, and pressure washing the concrete, pavers, and hard walkways.
If a company only offers one method, or wants to put high pressure on your roof or historic wood siding, that’s a red flag. The right answer is almost always both, applied to the right surfaces.
Pressure washing is for hard, durable surfaces — driveways, walkways, pool decks, pavers. Soft washing is for everything delicate or biological-growth-prone — historic wood, painted surfaces, roofs, stucco. Most Key West properties need a combination, and matching the method to the surface is what protects your home while getting it truly clean.
